Won through RFPs, held for years

Federal, state, county, and housing authority work on multi-year terms. These are the highest-paying posts in the industry, they carry turnover far below the commercial side, and they come with a management team dedicated to the contract rather than shared across a region.

The people responsible for a building or a portfolio of them: property managers, facility managers, directors of security, loss prevention leads, directors of operations, and the C-suite at smaller firms.

Headquartered in the Philadelphia region, working across Pennsylvania, New Jersey, Delaware, Maryland, Washington DC, New York, and Nevada.

How I think about delivering it

Our advantage is being close to our clients and responsive when something goes wrong — which, in this business, is the only promise that matters.

Our constraint is the one every guard company has: labor. High turnover, thin margins, and a lot of coordination that lives in people's heads. I'd rather say that plainly than pretend otherwise, because the firms that claim it isn't true are the ones that leave your post empty. I'm the person who sells the contract and the person accountable for covering it, so I don't get to treat that as somebody else's department.
